SLV is focused on providing clients and partners with the opportunity to create or enhance the value of underperforming real estate through re-zoning in order to maximize financial returns while structuring appropriate tax benefits where available.
The principals of SLV feature over 50 years of real estate development expertise across a variety of diverse markets and municipalities. The leadership team has successfully permitted over 5,000 units of multi-family housing predominately under Chapter 40B, permitted or re-zoned 3 million square feet of commercial space and has invested or developed over $5 billion in commercial and residential real estate in the Boston and New York metro areas.
In addition to representing a diverse group of real estate investors, land owners, and development partners across a range of real estate product types, SLV’s primary mission is undertaking the permitting and development of multi-family and mixed-use residential developments now totaling over 1,200 units for its own account from the point of identifying the developable parcel to completing the construction process and all necessary activities in between. SLV also has deep knowledge and experience dealing with affordable housing administrative and compliance requirements. This experience is critical in establishing the maximum allowable affordable rents and addressing all affordable housing-related requirements required by relevant state agencies. Upon project completion, SLV also brings significant operating expertise, focusing on marketing, pricing, and operating efficiencies—all of which contribute to the maximization of value when preparing an asset for sale or refinancing.
